LAX UNITED AIRLINES TERMINAL 7 & 8 REDEVELOPMENT

This development program modernized the United Airlines Terminals 6, 7, and 8 at LAX by extending the useful life of the terminals, upgrading the baggage and passenger security screening facilities and improving the customer service facilities. The reconfigured airline gates accommodate 19 narrow- and wide-body aircraft, with 29 new or refurbished passenger boarding bridges. The remodeled boarding gate areas now feature a modern design, including a variety of comfortable seating options and numerous charging stations for customers’ electronic devices. United Club members can enjoy the airline’s new larger Terminal 7 lounge, with an outdoor terrace, where they can work or relax while taking in spectacular views of the Los Angeles metro area, Hollywood, and the Pacific Ocean.

The project incorporated a sustainable and energy efficient design that enhances the passenger experience while minimizing impacts to the environment. All public restrooms were replaced with new environmentally efficient restrooms, and the existing Checked Baggage Inspection System was replaced with a new efficient, high-speed system that assists with an efficient location and pick up of traveler’s luggage.

This project included the modernization of Terminals 7 and 8, home to United Airlines. This modernization included refreshment of nearly all of the public spaces and consolidation of four Transportation Security Administration screening checkpoints into one 12-lane location, featuring the first Automated Screening Lanes at LAX. The project, which was the first upgrade at Terminals 7 and 8 since 1998, encompassed 700,000 square feet of existing space, as well as the addition of 20,000 square feet for a United Club lounge on a new fourth level of Terminal 7.

Features include:

LAX AMERICAN AIRLINES TERMINAL REDEVELOPMENT

Terminals 4 and 5, home to American Airlines, JetBlue and Spirit Airlines, is undergoing a modernization that will create a centralized location for ticketing, screening and baggage claim with enhanced amenities for guests, as well as provide direct connection to the Automated People Mover (APM) train system.

The modernization project includes a Terminal Vertical Core, which provides for vertical circulation of passengers with escalators and elevators, as well as connection to the APM’s West Central Terminal Area (CTA) station via an elevated pedestrian walkway over World Way. The Terminal Vertical Core also will include new passenger check-in and baggage claim facilities, a consolidated security screening checkpoint, a new headhouse area for passenger processing and a new post-security connection between Terminals 4 and 5.

The Terminal Vertical Core also provides office and support spaces for airlines, the Transportation Security Administration (TSA) and other law enforcement agencies. The glass curtain wall, or exterior façade of the building, complements the mid-century modern design aesthetic being incorporated on all new construction at LAX, providing a cohesive look and feel to the CTA.

A new south concourse will be constructed inside Terminal 4, featuring additional space for hold rooms, concessions, restrooms and a bus gate that will serve both domestic and international traffic. Two existing aircraft gates will also be rebuilt to support U.S. Customs and Border Protection Federal Inspection Station capability. Improvements will be made to the north concourse that will increase the efficiency of passenger movements.

Additional work includes improvements to Terminal 4 power systems, including transformers and backup power, replacement of the terminal’s aircraft apron and a reconfiguration of its hydrant fueling system and underground utilities.

Highlights of the modernization include:

Unified 300,000-plus square-foot, 30-gate complex for Terminals 4 and 5

A spacious new departure hall that allows direct, natural sunlight throughout the building to reduce energy consumption

The modernization project is designed to earn Leadership in Energy and Environmental Design (LEED) Silver certification from the U.S. Green Building Council.

KAISER PERMANENTE ANAHEIM MEDICAL CENTER

The Kaiser Permanente Orange County Anaheim Medical Center project consists of three major components–a hospital, central utility plant and hospital support building.

The medical center campus was based on a new template design that represented the next generation of Kaiser Permanente facilities. This design allowed for enhanced flexibility and adaptability to accommodate changing practices and technologies. The project included a basement plus six levels, 262 beds, 13 operating rooms, an MRI facility, 10 delivery rooms, 36 emergency room bays, 24 pediatric beds, 20 neonatal intensive care bassinet rooms, an inpatient pharmacy, a laboratory, central sterile, dining services and a morgue.

The hospital is a six-story steel frame with a slab on metal deck structure. Prior to constructing the hospital, liquefaction on the site was mitigated by the installation of 5,868 stone columns. These three-foot diameter columns ranged in depth from 35 to 50 feet and contained over 58,375 cubic yards of rock. The hospital foundation system consists of a mat slab, and the seismic restraint was completed utilizing a BRB bracing system constructed by Nippon.

The hospital support building adjoins to the main hospital and receives utility services from the central utility plant. The building consists of six outpatient surgery suites, a clinical lab, a pharmacy, urology, OBGYN, cardiology and oncology and an imaging radiology department. Complete with a helistop at the roof level and ground floor main entry lobby, this building also serves as the primary entrance to the medical center facility.

The sitework contained over 50 specimen oak trees at least 72 box and larger, five water features and 25 rocks weighing over 8,000 pounds each–the largest of which topped the scale at 25,000 pounds.

KAISER PERMANENTE MORENO VALLEY MEDICAL OFFICE BUILDING (MOB)

Kaiser Permanente introduced Moreno Valley to a new medical office building on the campus of Moreno Valley Medical Center at 27200 Iris Ave.

The 74,000 square-foot, 3 story facility houses 15 departments, 46 physicians, and created 167 new jobs.

Some of the services in the new facility include: Internal Medicine, Neurology, Cardiology, Laboratory, Obstetrics-Gynecology, Pharmacy, Pulmonology, Surgery and Radiology.

The new Medical Office Building 2 was designed using the latest in architectural advances, including many green features and has ample parking.

KAISER PERMANANTE SAN DIEGO

The Kaiser Permanente San Diego Medical Center is one of the most patient-friendly,
technologically-enhanced and energy-efficient full-service hospitals in the world. A fully integrated approach to project planning, design, construction and commissioning enabled the hospital to begin treating patients six months before the scheduled completion date. This campus includes the first hospital in California, the second in the U.S. and the third in the world to achieve LEED for Healthcare Platinum. It is also the first hospital in the U.S. to utilize 100% LED lighting and active chilled beam technology†40—two of the many innovative strategies that resulted in a 30% increase in energy efficiency over previously designed Kaiser Permanente template hospitals.

The new campus includes a hospital with 321 beds that incorporates many ideas from Kaiser Permanente’s Small Hospital, Big Idea worldwide design competition. The hospital includes 10 operating rooms plus two shelled operating rooms, two procedure rooms, five interventional radiology/catheterization lab rooms, an emergency department with 39 treatment rooms and a 10-room imaging unit. Other services include maternal/child health, labor/delivery/recovery/postpartum, an intensive care unit, a pediatrics unit, medical-surgical, central sterile, nutrition, laboratory and pharmacy.

An energy center supports the campus and provides on-site power with a 650kW microturbine-based trigeneration plant. The hospital support building provides outpatient services for the hospital and was designed and constructed to OSHPD 1 requirements. The redevelopment and conversion of the existing office building into the Viewridge Medical Office Building incorporated Kaiser Permanente’s Reimagining Ambulatory Design principles, providing a patient-centered, design-driven approach to medicine. A 1,479-car parking structure, which also provides 325kW of solar power to the campus, was also included in the project.

The 20-acre campus was developed with extensive water features and specimen trees to encourage staff and member interactions with nature. This healing garden provides a two-mile long walking trail on site to promote healthy living while also creating natural opportunities for healing.

EDWARD R. ROYBAL BELMONT LEARNING CENTER

The Edward R. Roybal Learning Center took a long and difficult path to completion. Construction at the school site began in the late 1990s but was shut down two separate times after seismic and environmental conditions were discovered. The project site sat dormant for three years, but in 2005, the Los Angeles Unified School District awarded new contracts to an architect and general contractor who were tasked to take the project and turn it into the desperately-needed school for the city.

When completed in September 2008, the renamed Edward R. Roybal Learning Center is a 34 acre, 610,000 sq. ft., 2,800-seat year-round high school, consisting of seven small learning communities. One of the challenges of building the school was incorporating already-constructed buildings with new construction plans.

The project team took four of the partially-constructed buildings from the unfinished school and created 88 classrooms. New construction included a 55,000-sq-ft auditorium, library, cafeteria building, and a 55,000-sq-ft classroom/administration building, all contained within a 50-foot earthquake fault setback for seismic safety. The campus also features a large gymnasium with locker rooms and outdoor athletic facilities as well as a central utility plant. The project team also installed an elaborate methane barrier accompanied with a methane exhaust system underneath portions of the project to provide a double barrier of protection from methane gases – one of the environmental issues that had stopped construction.

The methane mitigation system traps gases through sand, soil, and a plastic membrane and when levels are high, vents them through conduits located in and around the school. All buildings were set back the minimum fifty feet from the earthquake fault, which meant demolishing one of the four already-built classroom buildings and administration building and replacing it with another classroom building and a multipurpose building that includes a cafeteria, a library, a bookstore, music and dance rooms, and maintenance offices.

This LAUSD project is the recipient of several awards, including the prestigious 2009 Marvin M. Black Excellence in Partnering Award.

923 & 925 Hank Aaron Drive

The project encompasses the new construction of a duplex unit and (2) accessory dwelling units development of the lot located at the address herein. The duplex unit consists of an individual 3-story unit and 2-story unit that will be constructed together using a 2-hour i0re rated wall between the individual units. The duplex unit attic spaces are not habitable with ceiling lower than 7’- 0”. The (2) accessory dwelling units shall be located near the rear of the lot. The (2) accessory dwelling units shall be located near the rear of the lot. The project shall consist of site, structural, mechanical, electrical, plumbing, and all other work required to construct the new dwelling units. The duplex and (2) accessory dwelling units shall be subdivided and a “zero lot line” application shall be applied for to sell a single duplex unit + ADU separately.

Pure Balance Chiropractic

This 2766 sq. ft. project consisted of obtaining occupancy of Pure Balance Chiropractic, a private practice office, located in Austell, Georgia.

The scope of this project included:

•Site Visit to obtain floor plan dimensions
•Draft and upload floor plans and response to correction letter for submission to the Fire Marshal Department
•Plan review meeting with Fire Marshal’s office
•Obtain permits from Cobb County Building Department
•Coordination with Electrician, Medical Equipment Installer, and other specialty Contractors
•Attend Fire Marshal final walkthrough
•Attend Cobb County Building Department final walkthrough
•Obtain Occupancy Permit

TCF Office building

This 15,000 square foot project is a mixed-use development, which includes Commercial / Office / Retail on the 1st level, Private Office spaces on the 2nd level, and Condominiums on the top level. Some features include a clear 2-story lobby and surface Parking. This building will be a state-of-the-art facility that is innovatively advanced in its application of technology for commercial purposes.
